That is worth saying plainly, because almost nothing that currently ranks for floor coatings in this town is from here. The companies on the first page are in Vaughan, Toronto, Innisfil and Barrie, and the pages that brought you to them are city landing pages — the same text with the place name changed, forty times over.
That matters more than it sounds, because the single most important fact about coating a floor in this region is one those pages get wrong. An unheated garage here sits below epoxy's working slab temperature from October to May. A company writing from Mississauga specifies epoxy as the default because in Mississauga that is a reasonable default. Here it means either a floor that cures badly or a seven-month wait, and neither gets mentioned.
We test the slab before we quote it, in writing, and the reading is yours whether or not you hire us. A meaningful share of the floors we look at need something done about water or about the concrete itself before a coating makes any sense, and we would rather tell you that and lose the job than take it and watch it fail in eighteen months.

The moisture test comes before the price
Vapour coming up through a slab is the one failure that ruins an otherwise perfect installation, and it is invisible until it happens. We read it with calcium chloride or an in-slab probe before quoting, and if the number is over the threshold the mitigating primer appears on the quote as a line item rather than arriving as a surprise.

We grind. We do not etch.
A power-trowelled residential slab has a hard closed skin, and acid barely opens it while leaving salts behind that have to be rinsed away somewhere. Diamond grinding to a measured CSP 2–3 profile with dust collection at the tool is how a coating gets something to hold on to, and it is most of what you are paying for.

The system follows the building, not the invoice
Polyaspartic costs more and is right for most unheated bays here. Epoxy costs less and is right for a heated shop with a stable slab. We install both and will price both when it is genuinely a close call — including the times that means recommending the cheaper one.

Some floors should not be coated yet
A slab under 28 days old, a basement with an active water problem, or concrete that is failing through its section will all take a coating and all lose it. We say so at the quote. It costs us jobs and it is the reason the warranty means anything.
