Floor Coatings in Wasaga Beach
This is the one town where we half expect the moisture test to fail before we run it. Sand, a high table, and a great many slabs poured for buildings that started life as cottages.
Slab moisture is a box to tick in most towns. In Wasaga Beach it is the thing that decides the quote, and it decides it before anybody has mentioned a colour.
What is under the floor
The town sits on sand, and much of it sits close to both the bay and the Nottawasaga River. Sand drains fast, which sounds like good news and rather misses the point — the table is high and it moves, so there is frequently water not far below the slab however well the surface drains. Pour onto that without an intact vapour barrier and the concrete wicks it up and pushes it out as vapour, continuously. A sealed coating on top lifts.
None of which is a reason not to coat a Wasaga floor. It is the reason the calcium chloride or in-slab RH test happens before the quote instead of after, and the reason a moisture-mitigating primer is a normal line item here rather than an exception. We would rather show you the number and add the primer than find out together in eighteen months.
The cottage conversion problem
A great deal of Wasaga housing began as a seasonal cottage and became year-round housing one decision at a time. The garages and additions that came with that were built in stages, by different people, to different standards, and the slabs underneath show all three. What we typically find:
- Thickness that changes across the floor, because the sections went in years apart.
- No consistent vapour barrier, and frequently none at all under the older half.
- Sections that have settled away from one another, so the joint between them is still moving.
That last one is the one worth understanding. A coating will not bridge two pieces of slab that are moving relative to each other; it cracks along the line, because the line is still there. We point it out at the quote and treat the joint as a joint rather than pretending it is not.
And then the sand gets tracked back in
Every building in this town has sand walked into it constantly, and sand underfoot on a hard coating is abrasive in a way ordinary dust is not. Wasaga is the one place we will push the extra top coat, because grinding a floor back to recoat it costs a great deal more than the coat ever did.

That is usually enough for a realistic range over the phone — and enough for us to say if you are in the small group of floors where the honest answer is to fix the water before spending anything on a coating.
