Floor Coatings in Wasaga Beach
Wasaga is the one town where we expect the moisture test to fail before we run it. Sand, a high table and a lot of slabs poured for buildings that were originally cottages.
Wasaga Beach is the area where slab moisture stops being a box to tick and becomes the deciding factor in the quote.
What is under the slab
The town sits on sand, and much of it sits close to both the bay and the Nottawasaga River, which means the water table is high and it moves. Sand drains fast, but a high table means there is often water not far below the slab regardless of how well the surface drains. A slab poured onto that without an intact vapour barrier will wick and push vapour continuously, and a sealed coating on top of it will lift.
That is not a reason not to coat a Wasaga floor. It is a reason the calcium chloride or RH test happens before the quote rather than after, and a reason a moisture-mitigating primer is a normal line item here rather than an exception. We would rather show you the number and add the primer than find out in eighteen months.
The cottage conversion problem
A large amount of Wasaga housing began as seasonal cottage and became year-round housing incrementally. The garages and additions that came with that were often built in stages, by different people, to different standards, and the slabs under them reflect that — varying thickness, no consistent barrier, sometimes poured in sections that have since settled differently from one another.
Where two sections of slab have moved relative to each other, a coating will not bridge that. It will crack along the line, because the line is still moving. We will point that out at the quote and, where it matters, treat the joint as a joint rather than pretending it is not there.
Sand is its own maintenance problem
Every Wasaga building has sand tracked into it constantly, and sand underfoot on a hard coating is abrasive in a way that dust is not. It is the one place we will push the extra top coat, because the wear is real and grinding a floor back to recoat it costs far more than the coat did.
Booking work in Wasaga Beach
Tell us the size of the bay, roughly when the slab was poured, and whether the building is heated. That is usually enough for a realistic range over the phone — and enough for us to say if you are in the small group of floors where the honest answer is to fix the water before spending anything on a coating.
