Floor Coatings in Collingwood
Collingwood splits cleanly into slabs poured in the last decade and slabs poured before anyone put a vapour barrier under them. The job is a different job depending on which side of that line your garage sits.
Collingwood has grown fast, and the housing stock shows it. Most of the work we quote here falls into one of two groups, and knowing which one you are in tells you most of what the job will cost.
The new subdivisions
The builds going up around the south and east edges of town hand over with a bare, clean, correctly poured slab sitting on a modern vapour barrier. These are the easy ones. Prep is a grind and a vacuum, the moisture test comes back well inside tolerance, and the price sits at the bottom of our range because there is nothing to repair.
The only real question on a new build is age. If the slab went in this season it needs 28 days minimum before anything goes on it, and a late-autumn pour in this climate may want longer than that. We would rather book you for spring than coat a green slab.
The older town
The streets in and around the old core — the grid between Hurontario and the harbour, and the postwar streets south of it — are a different proposition. Garages here are frequently detached, often built later than the house, and the slabs under them were poured to whatever the standard was at the time, which frequently meant straight onto grade with no barrier underneath. Those are the floors where the moisture test genuinely changes the answer, and where we occasionally recommend not coating at all until something is done about the water.
They are also the slabs that have seen the most salt. Sixty years of winters, and the last thirty of those with heavily salted roads, produces exactly the pitted, sandy surface that needs an overlay before a coating rather than a coating on its own.
The shipyard end
Collingwood was a shipbuilding town until 1986, and the industrial and light-commercial buildings left over from that era around the harbour have shop floors quite unlike anything residential — thick, hard-wearing, often previously coated with something we now have to grind off, and sometimes contaminated with decades of oil that has to come out of the concrete before anything will bond to it. Commercial quotes down there start with a bond test on a small patch, not with a price.
Booking work in Collingwood
Tell us the size of the bay, roughly when the slab was poured, and whether the building is heated. That is usually enough for a realistic range over the phone — and enough for us to say if you are in the small group of floors where the honest answer is to fix the water before spending anything on a coating.
