Search for a garage floor coating anywhere in Ontario and Garage Living turns up early. They are the most recognised name in the category in this country, and if you have seen a finished garage with matched cabinets, a slatwall system and a flake floor under good lighting, there is a fair chance it was theirs.

This page is not an argument that they are bad at it. They are not. It is an explanation of what their model does to the price of a floor in Collingwood, and where that trade is worth making.

What Garage Living actually sells

Garage Living sells a finished room. The floor coating is one component of a package that also covers storage cabinetry, wall organisation and lighting, and the company’s own material is a polyaspartic sold under the Floortex name.

That matters for the comparison in two directions.

The first is that their coating specification is sound. Polyaspartic is the right chemistry for an unheated bay in this climate, for reasons covered in full in the epoxy versus polyaspartic guide. It cures below freezing, returns to service in a day, tolerates the freeze thaw movement a slab sees here, and does not amber in sunlight the way standard epoxy does. A company whose default is polyaspartic is not cutting a corner. It is starting from the correct answer.

The second is that you are buying a system. If what you want is the whole garage rethought, that is a genuine product and it is priced accordingly. If what you want is the concrete coated, you are inside a sales process built around something larger.

The franchise arithmetic

Garage Living operates as a franchise network. A local business buys the right to trade under the name, and in exchange it pays an ongoing royalty on what it sells plus a contribution to national advertising.

Those payments are not hidden and they are not improper. They are simply costs that exist in a franchised quote and do not exist in an independent one. Every franchised trade works this way, and the customer funds it through the price of the job.

Then there is distance. The nearest Garage Living locations in Ontario are in the Greater Toronto Area. Collingwood is roughly two hours from most of them, and Thornbury or Meaford further still. A crew that drives up in the morning, grinds and coats, and drives home has spent four hours of paid time on the highway before touching your concrete.

For a large commercial slab that is absorbed easily. For a single residential garage it is a meaningful share of the day, and it is in the number whether or not it appears as a line.

Where the money actually goes on a coating job

The visible part of a floor coating is the cheapest part of it. What decides whether the floor is still bonded in five years is the preparation, and preparation is invisible the moment the first coat goes down.

Concrete has to be mechanically opened so the coating has something to key into. That means diamond grinding to a concrete surface profile, normally CSP 2 to 3 for a thin film system. Acid etching is the shortcut, it does not produce a consistent profile, and it is the most common reason a coating peels in sheets a year later.

Before any of that, the slab needs a moisture test. Concrete moves water vapour up from the ground continuously, and if the rate is above what the coating can tolerate, the bond fails from underneath no matter how well the surface was ground. The tests are standardised as ASTM F1869 for calcium chloride and ASTM F2170 for internal relative humidity, and a new slab additionally needs its 28 days before anyone can read a meaningful result. None of this is unique to us and none of it is unique to Garage Living. It is the actual work. The reason to raise it on a comparison page is that it is the part of a quote most homeowners never compare, because it is easier to compare a price and a colour chart.

When to call them instead

Three cases, honestly.

If you want cabinets, slatwall, overhead storage and the floor delivered as one designed room, call them. That is the product, we do not sell it, and assembling it yourself from three trades is worse.

If you want a national brand’s warranty paperwork because the property is going on the market and you would rather hand a buyer a recognised name, that is a reasonable thing to want and we cannot offer it.
